
DLF Targets ₹1 Lakh Crore Home Sales in Next 5 Years, Bets Big on Luxury Housing
Realty giant DLF Ltd has unveiled an ambitious growth strategy, setting a target of ₹1 lakh crore in residential sales over the next four to five years, as it strengthens its dominance in India's fast-growing luxury housing market. The company also made it clear that it has no immediate plans to launch a Real Estate Investment Trust (REIT) despite owning one of the country's largest commercial property portfolios.
Speaking about the company's long-term outlook, DLF Chief Business Officer Aakash Ohri said the developer aims to achieve an average of ₹20,000 crore in annual sales, taking its cumulative sales pipeline to nearly ₹1 lakh crore over the next five years.
The company currently owns nearly 50 million square feet of commercial office and retail space, but remains in no hurry to monetise these assets through a REIT. According to Ohri, DLF's strong financial position, backed by a net cash reserve of ₹15,200 crore, allows it to focus on expansion without raising funds through asset monetisation.
DLF expects its earnings to receive a major boost from 2028 onwards, when projects worth around ₹38,000 crore that have already been sold begin to reach the delivery stage, significantly improving profitability.
While Delhi-NCR and Mumbai continue to remain DLF's strongest residential markets, the company is now looking to widen its reach across the country. Buyers from outside these two cities currently contribute around 13 per cent of total sales, a figure the company expects to double within the next five years through aggressive customer outreach.
Luxury and super-luxury projects now account for nearly 90 per cent of DLF's new business, reflecting strong demand from affluent buyers. The developer is also witnessing changing buyer demographics, with people aged 24 to 35 years emerging as a key investment-driven customer segment.
Another major trend has been the rapid rise in purchases by Non-Resident Indians (NRIs). Their share in DLF's sales has jumped from around 4 per cent in 2022 to nearly 25 per cent in 2025, underlining growing global interest in India's premium residential market.
Having increased annual residential sales from around ₹1,000 crore in 2018 to nearly ₹20,000-22,000 crore in 2025, DLF believes luxury housing will remain the primary engine of its future growth.
