
Google Bets Big on Gurugram: ₹671 Cr Lease at DLF Atrium Place Among India's Largest Office Deals
Google India has leased approximately 6.17 lakh square feet of office space at DLF Atrium Place Tower 1 in Gurugram , committing nearly ₹671 crore in rent over five years in one of the largest single-occupier commercial real estate deals in the country. Transaction documents obtained by Propstack show the lease commenced on October 1, 2025 , covering floors two through 16 of the tower, with Google paying a monthly rent of approximately ₹10.55 crore at ₹171 per square foot . The company has also deposited ₹63.65 crore as security, and the lease includes a 15 per cent rent escalation clause every three years, as per documents registered in April 2026.
Atrium Place is a 3.07 million-square-foot, Grade A+ office project jointly developed by DLF and Hines , spread across nearly 12 acres in Gurugram's Udyog Vihar . Designed by Pelli Clarke & Partners , the development has received USGBC LEED Platinum Pre-certification , SmartScore Platinum Pre-certification, WiredScore Platinum Certification, WELL Platinum Pre-certification, and LEED Zero Water Certification, making it one of the most comprehensively accredited commercial buildings in the country. Strategically located just off NH-48 , the project offers seamless connectivity to Indira Gandhi International Airport and is a short walk from the Rapid Metro station.
The Gurugram deal is not a standalone move but part of a sweeping expansion of Google's real estate footprint across India. Earlier in 2025, Google had leased 5.5 lakh square feet through managed workspace provider TableSpace in another Gurugram property, and renewed its lease for around 8.7 lakh square feet at Bagmane Capital Business Park in East Bengaluru's Doddanekkundi , with an annual rental commitment of ₹90 crore. In February 2025, Google India and Google Cloud renewed their Mumbai leases at the First International Financial Center in Bandra-Kurla Complex , covering 1.1 lakh square feet across two floors at a monthly rent of ₹3.55 crore for a five-year term. Together, Google's two Gurugram leases alone give it over 11 lakh square feet in the city.
The deal lands at a moment of exceptional momentum in Delhi-NCR's commercial property market. Data from Cushman & Wakefield shows a gross leasing volume of 5.1 million square feet for the region in the third quarter of 2025, a 10 per cent quarterly jump and a 56 per cent rise year-on-year , with Gurugram leading the surge on the back of strong corporate demand. DLF's Gurugram assets have seen a spurt in interest from global firms, with Airbnb recently leasing 46,437 square feet at DLF Cyber City for its global capability centre .
The Atrium Place deal underscores India's emergence as a critical hub for Global Capability Centres , particularly in AI and R&D, with global technology companies betting heavily on the country's talent pool and infrastructure. Despite broader economic uncertainties globally, market analysts view the transaction as a strong signal of sustained confidence in India's Grade A office market . Neither Google nor DLF has formally responded to queries about the deal.
