Hyderabad’s Rayadurg Land Prices Set New Record At ₹264 Crore Per Acre

Land values in Hyderabad’s prime IT corridor have touched a new high, with a 5.25-acre premium plot in Rayadurg fetching ₹264 crore per acre in an e-auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC).

The auction generated ₹1,386 crore in total revenue for TGIIC, officials said on Friday. The transaction underscores the strong demand for strategically located commercial and mixed-use land in Hyderabad, particularly among major real estate developers.

The property, identified as Plot No. P1 in Rayadurg, was offered as a multi-purpose development parcel. TGIIC had fixed a reserve price of ₹175 crore per acre. Competitive bidding pushed the final price to ₹264 crore per acre, representing a 50.9 per cent premium over the reserve price.

Officials said the strong response reflected developers’ confidence in Rayadurg and Hyderabad’s broader growth prospects. The latest auction also surpassed the previous benchmark recorded in May 2026, when a TGIIC land auction in the area fetched ₹237 crore per acre.

The new transaction has therefore established a fresh record for Rayadurg land values, reinforcing the area’s position as one of Hyderabad’s most sought-after real estate destinations. The location’s proximity to the city’s major IT and commercial hubs continues to support strong investor interest.

The auction was conducted through the MSTC e-auction platform to ensure transparency and competitive participation. JLL served as the exclusive transaction adviser. Several prominent real estate developers from across the country participated in the bidding process.

TGIIC Vice-Chairman and Managing Director K. Shashanka said the auction outcome demonstrated developers’ confidence in Telangana’s future growth. He said the government remained committed to industrial and economic development through transparent processes and improved infrastructure.

Shashanka also expressed appreciation to Chief Minister A. Revanth Reddy and Industries Minister D. Sridhar Babu, saying their focus on creating a transparent and business-friendly environment was helping strengthen investor confidence in the state.

The record-breaking Rayadurg auction is expected to further highlight the growing commercial potential of Hyderabad’s western IT corridor and the premium developers are willing to pay for strategically positioned land.
